For Rent $800/mo.

Our home in Gardenside is for rent! The house is in the perfect location. Walk t Kroger, the library, and the post office. 10 minutes' drive to downtown, UK, the airport, Keeneland, and Southland shops. We are close to two bus lines. The house is a two-minute walk from Gardenside park, which has a creek, playground, tennis court, picnic shelter, horseshoes, and basketball court.

The house is solidly built and has a new furnace. The main level is mostly hardwood floors, except for the kitchen and bathroom. There are four bedrooms, two upstairs and two on the main level.

Exterior




It is a brick home (not a facade), built in the early 1950s. It has a one car detached garage with lots of storage inside. We have put in a garden area, rain barrels, a small herb garden, and a compost bin. Even those not dedicated to sustainability like we are will benefit from these additions!

The backyard hosts fruit trees (apples, peaches), grape vines, blueberry bushes, blackberries, and raspberries. There is a stone-lined fire pit in the garden area and a great climbing tree in the rear corner.

The lot backs up to private land that cannot be developed due to the creek that runs nearby. When we were originally looking for property in Lexington, we wanted land with a creek. We found even better - the park nearby has a creek running through it!

Basement





The basement is a great kids, workshop, or craft area. Sturdy built-in shelves line the north and south walls. It is a walkout basement, with access to the outside through the utility area. The ledge you can see in the pictures goes around the entire basement and makes a great play area for kids.

The fort is built in, and is next to a pole that kids can slide down. The access doors close so kids can play in the top safely.

The utility area has lots of storage, as well as washer/dryer hookups. There is a utility sink, new furnace, and new hot water heater.

Bedrooms




There are two bedrooms on the main level and two upstairs. Each bedroom has a closet, and the two bedrooms upstairs each have a built-in shelving area in the closet.

Bathroom



The bathroom has lots of storage: under the sink, in cabinets, and a closet. New showerhead and toilet.

Kitchen / Dining




The dining room, kitchen, and living area flow well. The dining room has ample space for a large table and chairs. The kitchen has lots of cupboard space, a built-in pantry, and a new fridge and dishwasher last year.

Living area



The living room is large and open, with plenty of space for furniture, entertainment center, and bookshelves. The fireplace is a nice feature. We have not used it, but it has gas plumbed to it for gas logs, or you could put in a gas insert.
